Owner FAQ: holiday rental management in Marbella

How does holiday rental management in Marbella work with La Maison Banus?

You entrust us with your apartment or villa and our Puerto Banús agency takes care of everything: income estimate, photos and multilingual listing, distribution on Airbnb, Booking.com, Vrbo and direct bookings, prices adjusted daily, in-person guest welcome, cleaning, linen, maintenance and management reports. You follow your bookings and income online, without having to travel.

How much does a concierge or holiday rental management service cost in Marbella?

Our fees start at 10% + VAT of rent collected for managing a long-term rental, and at 20% + VAT for managing a holiday rental. There are no subscriptions and no hidden fees: we are only paid when your property is let. To find out more, see our management packages.

Are there set-up fees or a minimum commitment?

No. Setting up your property (photos, listing, smart lock, inventory) comes with no set-up fees, and the contract can be ended at any time with 3 months' notice*. You remain free, and it is the quality of our management that keeps you with us.

* Any booking accepted before termination cannot be cancelled, even if the stay takes place after the end of the contract: it remains managed by our agency until the guests leave.

How much could my apartment or villa earn in Marbella?

In 2025, our properties achieved 74% occupancy over all the nights of the year, with an average price of €255 per night. At these levels, an apartment on the Essential package earns its owner around €44,400 a year, after platform fees and our fees.

Three case studies:
• 160 m² apartment on the Golden Mile: €300 per night on average (€250 in winter, €680 in August). At 74% occupancy, around €81,000 in rent per year.
• 160 m² apartment on the Quai d’Honneur, Puerto Banús: €760 per night on average (€600 in midwinter, €1,000 in summer). At 74% occupancy, around €205,000 in rent per year.
• 300 m² villa in Guadalmina: €2,500 per night in summer, €1,500 in winter, with 60% occupancy. On an average of €2,000 per night, around €440,000 in rent per year.

Indicative gross amounts, before platform fees and our fees. Results depend on location, view, size and amenities: ask for a free valuation of your property.

When and how am I paid?

Payments are made promptly after each stay, with a detailed income report. You can see your bookings, income and our reports at any time in your online area.

Who welcomes guests at my property?

Our own team, based in Puerto Banús – no call centre and no subcontracting. Every arrival and departure is handled in person by one of our hosts, who presents the property, the residence and how everything works. We do not do self check-in. Our team speaks French, English, Spanish, Russian and Polish, and is available to guests 7 days a week.

Is my property insured and protected?

Yes. Our professional activity is covered by our €800,000 professional liability insurance. The property itself must be insured by its owner, with non-occupying landlord insurance. For damage caused by guests, Airbnb bookings benefit from AirCover protection for hosts; for other bookings, we ask guests for a security deposit. We follow a rigorous process to protect the property: video inventory before and after each stay, smart locks to control access for cleaning teams and keep a log of entries and exits, careful guest screening and checks by a property manager. If there is a problem, we act immediately and, where necessary and possible, use security deposits or insurance to cover the damage.

What happens if something is missing or damaged?

After every departure, our property manager inspects the home carefully. If an item is missing or abnormally damaged, we draw up a detailed report with photos and videos, then replace or repair it using the guest's security deposit, AirCover protection or their insurance. A broken glass, a missing piece of cutlery or ordinary marks on the walls are normal wear and tear and do not give rise to a claim. Our goal: to return the property to perfect condition, at no cost to the owner in the event of abnormal damage.

How do you handle an unhappy guest?

Every request is handled quickly by our team, available 7 days a week. If a problem arises in the property, a team member goes on site to fix it as fast as possible. Every exchange is documented to protect your listing's rating and your relationship with the platforms.

What happens if a guest asks for a refund?

Every claim is checked and documented. We only approve a refund if the request is justified and in line with the booking conditions. In every case, we protect the owner's income and seek an agreement that keeps the financial impact on you to a minimum.

Do I need a tourist licence (VFT) to let in Marbella?

Yes. Any property let to tourists in Andalusia must be registered with the Andalusian Tourism Register (RTA) and display its registration number on every listing. We guide you through the process and check that your property complies before it goes on the rental market. The rules are explained on our page on holiday rental regulations in Andalusia.

Can I still enjoy my property myself?

Absolutely. You block the dates of your own stays whenever you like, and we adjust the booking calendar accordingly.

Can I let my property all year round or only at certain times?

Yes. We can manage your property all year round or only during certain periods, depending on your availability and income goals.

What types of property do you manage?

We manage high-end apartments, penthouses, townhouses and villas, for short- and medium-term lets.

Which areas of Marbella do you cover?

Our area stretches from Elviria, east of Marbella, to Estepona, via Marbella town centre, the Golden Mile, Puerto Banús, Nueva Andalucía and San Pedro de Alcántara.

How do you maximise my rental income?

Through dynamic pricing, distribution on several platforms (Airbnb, Booking.com, etc.) and optimised marketing (professional photos, multilingual descriptions, SEO), we increase occupancy and the average nightly rate.

How can I keep track of my property remotely?

You have access to an online owner portal showing the booking calendar, income earned, maintenance reports and photos/videos after every check-out.

Do you offer services to guests during their stay?

Yes, we offer tailor-made services: private transfers, private chef, restaurant bookings, excursions, water sports, hotel-style services and more.

Can you take a security deposit for a holiday let?

- Via Airbnb: Airbnb no longer allows standard hosts to take a security deposit directly. Instead, the platform offers protection called AirCover for Hosts, including a pre-authorisation deposit system (authorisation to charge in case of damage) or reimbursement via the Resolution Centre. Only hosts connected through a PMS (property management software compatible with Airbnb) can set up off-platform deposits, and this must be clearly stated in the listing.

- Via Booking.com or Vrbo: Booking.com does not usually collect a deposit at the time of booking but allows you to request one on arrival (cash or card). With Vrbo, a security deposit (charge or hold) can be set up through the platform, depending on the contract settings.

- Direct bookings (via La Maison Banus): yes, we always take a deposit by bank card. It is released as soon as our host confirms that no work (repairs, extra cleaning, etc.) is needed after the stay. This is the only option over which we have full control.

Why choose La Maison Banus to manage your property in Marbella?

Because you deal with an agency on the ground in Puerto Banús and with its partners: Fabrice Wald, a chartered property valuer working in real estate in Paris since 2004, and Frédéric Fluchaire, an interior fit-out specialist. We have been an Airbnb Superhost for 6 years, with a rating of 4.94/5 from 164 reviews, and manage 54 properties as of 1 October 2026. We also advise you beyond letting: financing, tax and wealth strategy.
